Housing advocates say homeowners still face reluctant lenders.

Why Your Favorite Guru Won't Take Your Phone Call or Return Your E-Mail

My readers often complain to me that the gurus they follow are aloof and inaccessible. You can't reach them by phone... and either you get no reply to your e-mail or you get a reply from an auto-responder.

They feel that this is rude - and it makes them angry. After all, they bought the guru's book or program... or might someday soon. Doesn't that entitle them to some personal time and customized advice from the guru himself?

Well - yes and no.

I answer my own phone... and reply to my own e-mail messages. But I don't think other authors and info marketers are obligated to do so (though I think they should).

When you buy a Stephen King novel, you understand that he does not have to discuss the plot with you - and most likely will not. In the same way, when you buy a business book for $20, you are purchasing the contents - and nothing beyond that. The author may also consult and speak, but he charges thousands of dollars for those services... and buying his book doesn't entitle you to them.

One famous consultant complained to me that some of the subscribers to his free e-zine have the gall to call him up, ask for free advice, and then grumble when they don't get it.

"Do they not realize that my paying clients get first dibs on my time?" he asked me.

I do. It makes sense to me. And I hope to you too. Still, I want to help my readers as much as I can.

So how do I respond to queries and complaints, both phone and e-mail, without becoming overwhelmed - and unable to get my work done?

For e-mail queries and complaints, about 90 percent are routine (e.g., did not receive a product they ordered on my website, can't open the PDF of an e-book, etc.). These I pass on to my assistant, because she can handle them better than I can.

About 10 percent require a more thoughtful answer. These I answer myself - via e-mail or sometimes a brief phone call.

Tip: When a customer registers a problem or complaint via e-mail, calling them on the phone and helping them one-on-one converts them from a complainer into a rabid fan. They are shocked that you actually took the time to call - and care enough to resolve their problem personally.

Of course, I can't talk to everyone all the time. So I use caller ID to screen my inbound phone calls.

After the call, I listen to the voice mail. If it's routine, I pass the request or complaint on to my assistant. If it's a situation where my personal attention would add value or create more satisfaction, I return the call myself.

If you're an information marketer, you'll find that people you don't know are going to try to pump you endlessly for free consulting over the phone - and you want to avoid falling into that trap. Public speaking expert Patricia Fripp has a great technique that I learned from her and use with good results for handling these brain-pickers. When someone who is not a client wants to ask me questions, I say: "My time normally sells for $500 an hour. I will give you five minutes - starting now."

This makes the caller understand that your time is limited... and that by talking with them without charge, you are doing them a favor and giving them something of value.

Five minutes may not seem like much - but at $500 an hour, five minutes of my time is worth almost $42. That's a generous gift to give a total stranger. The time limit also forces callers to get to the point, not waste my time with long explanations, and listen to what I tell them without debate or argument.

Here's another way to save time on answering questions from readers:

Produce content - an FAQ page on your website, a blog, a newsletter, a special report, an information product - on the topics you are asked about most often. Then, when people ask you for advice on Topic X, give them the URL of the website where they can either read your content for free... or purchase your information product on Topic X.

Shake the habit of fretting and stewing about problems that don't exist.

It's amazing how many people live in a "what if" world. Projecting medical problems is an excellent and all-too-common example of this.

My doctor once told me that medical students are notorious for imagining that they've contracted some terrible disease. The reason, of course, is that they study diseases on a daily basis. Because they are trained to be constantly on the lookout for the life-threatening symptoms they are learning about, it's understandable that they would sometimes imagine they have some of those same symptoms.

Can there be a better definition of joy than the feeling you have when the results of your prostate exam, colonoscopy, pap smear, or mammogram come back negative? Until you get that thumbs-up feedback, it's easy for your mind to play tricks on you and stress you to the limit. It's a classic example of being stressed over a problem that doesn't exist. The problem becomes real only if, and when, the results come back positive.

The Coupon-Clipper's Delight

Even with good copy and a good product, sticker shock can be a problem.

Solution: Quantity offers, limited-time offers, and trade-in offers are good ways to show prospects that they're getting a good deal.

Technique: Emphasize the discount with call-out boxes. Do the math in $$ if the savings is a percentage discount. In the body of the sales close, try showing the cost and efficiency of your product compared to similar, more expensive products. If you can make the offer time-limited, do so. And put that deadline in a call-out box on the reply page, too. Another idea: Try emphasizing the savings by creating a "price-off" coupon that gets sent back along with the reply card.

Competitor Category: Bookstores

I've lost track of the number of times I have reviewed some publisher's expensive information product, only to find that it contains less information than a 250-page paperback I can buy at Barnes & Noble for 15 bucks.

One competitive strategy to use against bookstores is micro-niching - publishing in a highly specialized niche that trade-book publishers won't touch.

Example: I can go to Barnes & Noble today and find several highly useful - and quite inexpensive - books on social networking. But if I publish a title like "Building Your Dental Practice With Social Networks," that is too narrow a niche for bookstore sales.

When you’re looking for a good home to retain resale value and realize a profit if you sale, you need to find a well-maintained home in a well-maintained neighborhood. Property values are dependent upon homes being well-cared-for, with modern amenities and a well-maintained structure and lot.

However, if you have an immaculate house surrounded by a bunch of slobs, your property values may actually decline because the neighborhood is in poor repair. Look for a well-maintained property in a well-maintained neighborhood to maximize your investment.

If You're Late on Your Taxes...

Tomorrow's the deadline for filing your taxes, and you're not ready. Maybe you had personal problems. Maybe you kept procrastinating... or are a little lazy. It happens.What should you do? Don't panic...Simply by filing Form 4868, the IRS gives you an automatic extension of six months (until October 15). With the extension, you avoid getting hit with a late-filing penalty, and that can be considerable. The penalty is 5 percent (of the tax you owe) per month up to a maximum of 25 percent of your total tax bill. Avoiding this penalty is too easy to just "let it happen."But, there are still two more ways for Uncle Sam to ding your pocketbook.

Late-payment penalty. If you owe money on your taxes and do not send full payment with the extension application, the late-payment penalty kicks in - and this can be up to another 25 percent of the tax due. Not quite sure how much you owe? Come up with a "ballpark" figure based on your 2007 taxes, and send as much of that as you can. That way, even if you end up owing more, at least you avoid some of the late-payment penalty.

Interest. In addition to the late-payment penalty, you're going to be charged interest on any balance due (tax owed minus the payment you wisely make with Form 4868) at the Federal Short Term Rate plus 3 percent. The rate changes every three months, and the interest is compounded daily. So get Form 4868 filled in and filed NOW!

Entrepreneurship in a Pill

Instead of building a profitable business by learning through experience, practice, and with the help and advice of others who have "been there, done that" - Cambridge University researchers would like to think you will one day be able to do it by taking a pill.

The esteemed scientists are exploring the possibility of creating a drug that would replicate the brain chemistry of successful entrepreneurs.

According to Barbara Sahakian, Ph.D., leader of the research team, such a drug has the potential to enhance risk tolerance (necessary for decision making) and cognitive flexibility (necessary for problem solving).

Yep. That'll do it.

A marketing move or a gamble?

Have you ever felt like you were gambling when you made a marketing move? Maybe you took out an advertisement somewhere...or maybe you didn't because it felt too risky.

You could write your ad, and pick a perfect spot to put it, but who knows if it would actually WORK? Would you make the money back that you spent? Did you know that NOBODY knows the answer to this question right off the bat? Not even the most seasoned marketing experts.

Of course, with experience comes a better ability to guess. But there's a way to take the guesswork out of it. Once I learned about this, I simply haven't been able to not do it. And I've heard the same from countless marketers out there.

Why gamble if you don't have to? The answer? TEST your marketing.

Instead of just taking out one ad and seeing if it works...Takeout a few. And make them different. Then, measure the responses, and you'll be gathering hard, statistical information on what works and what doesn't.

It sounds simple, but once you get into it, you're on to the real power of marketing. You will learn so much from this, I promise.

One of the best things you can look at for learning purposes is how many of your emails were opened, based on a given subject line. After trying a few different subject lines and looking at the percentage that are opened, you will really hone your skills on how to write effective subject lines for a given situation.

The subject line is the most important feature of an email too-- if it isn't any good, the rest of the email won't even be read -- they never opened it!

The "entrepreneur's mindset"

How important is it in building a business?" Your mindset IS your business.

It denotes where you will go and how quickly you will get there. The entrepreneur's mindset begins with their excitement about the success to come. The entrepreneur sees the opportunity put before them and he spends countless hours daydreaming thinking about the success and how it will FEEL when it comes to him. It fuels the fire. Without this, the gas in the tank, any entrepreneurial effort quickly empties.

They don't think about failure. You see an entrepreneur by definition is a person who offers a solution to a problem at a cost. At first, the problem that an entrepreneur faces in network marketing is how to solve their own immediate problems. How get a lead? How to get a new team member? How to help that new team member duplicate their success quicker than he or she did it? When they get these issues solved he benefits monetarily for the growth in his Home Seller Assist team, but metaphysically he profits for knowing he has added overall value to the task and process at hand for many many to follow.

The entrepreneur is not done at this point. There's more to be done. The entrepreneur sees the opportunity before him and sees that there is more value to be added. The people directly associated with him aren't the only people to have the problems they began with, so he devises a way to help more than his immediate circle.

The entrepreneur sees no failure. The entrepreneur detaches his emotions from all outcomes be they positive or negative. He sees the results of his actions as merely observable data to improve upon. The entrepreneur always asks himself "How can I do better next time?" And then sets out to improve upon their most immediate results for their personal growth and the benefit of all those associated with him.

The entrepreneur realizes that there is no such thing as "enough", he knows that just like an apple tree grows as large as it possibly can and then bares seeds, that he to must ALWAYS grow. If there is any one quality that the entrepreneur has that sets him apart from the average person is their confidence exceeds their competency.

The entrepreneur sees the opportunity before him and knows he must grow into it regardless of whether or not he knows HOW to do it. He just has confidence that he will. The entrepreneur asks everyday what it is that he wants and then sets out to get i twith excitement.

Step into this mindset and step into success.

Shoppers Are Making More Purchases Based on Recommendations Received Through Social Media Sites


Here's a surprising statistic: 49% of Web users now make a purchase based on a recommendation they received through a social media site (like Facebook, MySpace, and so on).

Okay, maybe that's not so surprising, but you know what is? Apparently only 25% of online retailers created a Facebook page this year!

Despite its clear success rate, marketers have generally been slow to make the leap to social networking.

So if you haven't tested the social media waters, NOW is the time to get started!

Flexible Loans Loom As Foreclosure Threat

After a deluge of mortgage defaults, the proverbial perfect storm is building and the Home Seller Assist program created by John Alexander is riding the wave!

A confluence of negative equity, resetting mortgages and rising unemployment is expected to bring a new wave of foreclosures pressing down on home values. California and Florida are at the greatest risk.

The mortgage-trouble catalyst this time isn't general subprime lending. It is resets, to higher required monthly payments, on nearly $100 billion worth of "pay option" adjustable-rate mortgages issued during the housing boom.

Low Payments, For A While

Also called option ARMs, these loans give borrowers the option of making low minimum monthly payments, but with a catch. When they choose to pay less than 100% of the interest due each month, the difference then gets tacked onto the loan's principal. That's negative amortization.

But many borrowers don't realize that once the loan reaches 110% to 125% of the original principal it recasts, or resets, to require full interest-plus-principal payments.

"I didn't really scrutinize the concept of negative amortization," said Arizona property owner Jae Kim. "It should have really been explained better. It's a very dangerous product in a down-market economy."

Kim is trying to get his option-ARM modified through mortgage-consulting firm Loan Safe Solutions, in Corona, Calif.

Moe Bedard, its president, says 99% of the 600 option-ARM borrowers his company has spoken to "claim they had no idea that the loan would recast early if only the minimum payment was made."

Loan documents disclose that the mortgages will recast early if the full interest isn't paid each month, but the information is often buried in densely worded disclosures.

Wrong Borrowers

A Federal Reserve tutorial cites option ARMs as potentially appropriate for borrowers with:

• Future income increases considered reasonably certain.

• Plans to invest funds that would otherwise go toward principal (plus sizable home equity).

• Seasonal earnings, commissions or other irregular income making payment flexibility ideal.

But relatively few option-ARM borrowers have opted for flexibility. In the past 24 months more than 65% have paid just the minimum monthly payment. The number goes up to more than 85% for the 2006 and 2007 loan vintages, according to Fitch Ratings. Complicating matters, the interest rate on some option ARMs changes often.

Some option-ARM loans have already begun to reset. About $29 billion will do so by the end of next year and $67 billion in 2010, Fitch says.

As an option ARM nears its recast level, lenders usually send out a "side letter," notifying the borrower of the impending change, says Eric Rice, chief executive of DyerBeech Enterprises, a San Diego-based financial-planning and loan-modification consulting firm.

The recast information typically doesn't appear on the monthly payment coupon, he says, and many borrowers throw the side letter away unseen — thinking it's just a promotional offer.

States apt to be worst-hit by a coming storm of option-ARM resets include California and Florida — with markets already pummeled by subprime mortgage defaults.

California has eight of the top 10 riskiest markets for loan delinquency and default, says data analysis firm First American CoreLogic.

Of California mortgages originated from 2005 to 2007 and securitized, 55% to 60% were option ARMs, says Grant Bailey, a Fitch senior director.

"We're assuming between 30% and 40%" will default, he said.

Other estimates aren't as high, but the potential for problems looms.

Trouble Compounds

Home values have crashed in markets where these loans were sold heavily. So many borrowers who owe more than their homes are worth are stuck, unable to refinance or sell. Now they face the prospect of a doubling or tripling of their required monthly mortgage payment, amid rough economic conditions.

First American Chief Economist Mark Fleming says making just minimum payments drives foreclosures. Borrowers are "leveraging up to the negative-equity cap in a market with strong house-price declines," he said. "And now unemployment rates (are) rising."

Option ARMs were already a sore spot. "These loans have had high delinquency rates before the recast," said Guy Cecala, publisher of the newsletter Inside Mortgage Finance, in Bethesda, Md.

And this despite the fact that many of these loans were made to Alt-A buyers — originally a category of people considered to have good credit standing but perhaps limited income documentation.

Stuck On The Books

Fitch estimates about $300 billion in lenders' option ARMs have been packaged and sold to investors as securities. But many were not sold, "because the payments fluctuate and they're hard to market," Cecala said.

The top five players in option ARMs have been Wachovia (WB), Washington Mutual, Countrywide, Downey Savings and IndyMac, according to Inside Mortgage Finance.

All but IndyMac have been sold to, or are in the process of being acquired by, bigger players. The Federal Deposit Insurance Corp. has operated IndyMac since taking it over as a failed bank in July. The FDIC facilitated the sale of WaMu and Downey, which appear on the agency's failed-bank list.

Many other banks were in the option-ARM game, and now face a new wave of loan defaults. "You couldn't compete unless you offered these squirrelly things," Cecala said of subprime ARMs and option ARMs.

Some lenders have begun trying to modify option-ARM loans to aid strapped borrowers.

Telecommuting – It’s not a day at the beach!

There are many images that come to mind when someone mentions that they work from home. For some, they picture working by the pool or at the beach with a laptop and sunglasses. For others it would be sleeping in until 10 and stumbling into the “office” wearing your pajamas and fuzzy slippers.Although there probably are a few people who take that approach to performing their jobs away from a central office, that is not what I recommend for those who want to hold on to that favorable working relationship.

There are several keys to a productive telecommuting experience. Having flexible work hours may be a benefit to working from home, but having a regular work schedule is still highly recommended. The vast majority of workers respond best when they have a routine that they follow each day. It is difficult enough to deal with the distractions of family or lists of home improvement projects that need to be completed, that having a regular starting time and work location are helpful.

From my experience, the most successful telecommuters still wake up at a respectable hour and go through their morning routine. For me, it is important to shave and shower and get dressed prior to heading to my office located in the back of my house. (That may be jeans and tennis shoes if I don’t have a client meeting.) I then spend time reading (for me it is a passage in the Bible) and prayer.

There are a lot of studies that show people who start their day with some form of exercise are more alert and productive. This could be in the form of a short jog, or in my case, a walk.The next step is to review the agenda for the day and set specific goals for what I need to accomplish before my day can be considered complete.

Depending on your relationship with your supervisor, this may be something you share via email to make sure you are on the same page. Following my “get myself together” routine, I check my emails and send notes to co-workers and customers as needed to communicate on current initiatives. When you do not have the ability to get up from your desk and walk down the hall to visit with a colleague, it is critical that you learn to use technology to its fullest.

This may mean holding a tele-meeting utilizing a tool such as GoToMeeting where you can share documents and collaborate as you work on team projects.Instant messaging may also be a tool to help communicate, especially to let your supervisor know that you are available and actually working. But don’t forget the phone!

It is still the preferred method of remote communication when dealing with sensitive or complicated issues. It is the next best thing to being there!If you are like me, one of the challenges that I face is being glued to my chair and computer and not taking time for lunch or breaks.

When you work in the home, it is a good idea to get away for a bite to eat or to run some errands during your lunch hour. Some people will use this time to get in their exercise.Each person has to establish the routines that work best for them, but the key is to have a routine. You can still take advantage of the flexible schedule that may come from not having to commute to a central office, but don’t abuse the privilege.

The Time Is Now

You know many people are experiencing a variety of emotions daily having to do with the economic news the mass media keeps piling on us daily. It's amazing how powerful information distribution is today.

The media can shift opinion, program you to believe a thing... and get you emotionally and physically "bought in" to anything they want, really. It's very important to be in control of what information you accept and which you repel. While many people would think that times are not as good...Some of us have experienced the busiest year ever and specifically in our niche (helping people generate cash flow from home) there are many people out there that have told me they can't possibly follow up with all the prospects they have coming in...

Whatever your reality is, there are some things I've noticed that have come out due to these times which may be actually very positive. Our lives are full of things. Disposable distractions, stuff you buy but do not cherish, own yet never love.Thrown away in weeks rather than passed down for generations. Maybe things will be different now. Wiser choices made with greater care.

After all, if the fewer things you own always excite you, would you really miss the many thatn ever could?People are thinking more about whether there are different ways they can take control of their own financial situations and use leverage.The intetnet is a massive leverage tool.

More and more people are realizing that there are some people out here that can teach and show and plug others into systems and concepts that they'd never really pay attention to before.

It's really never been easier to tap into"outside the box" methods that leverage the internet and can put SERIOUS cash flow in your household while helping many others at the same time. And I'm not talking about old methods of traditional "home opportunities" that paid peanuts and took armies of people to generate real money.

EOM

A 3-Letter Timesaver

Had Charlie gone batty? Was his keyboard shorting out?

He'd just sent me a curious e-mail. It was entirely blank. But the subject line said: "Sales copy good to go. "

"Huh?" I thought.

Trusty Google had the answer.

Turns out that "EOM" is an acronym for "end of message." It's often used in e-mails, when the entire content of the e-mail is contained in the subject line. That way, the recipient doesn't have to open the e-mail at all.
